PHB Construction was called after 7 years of repairs. This dining room stands on its own and has a flat roof that had been leaking under the door that exits onto the roof.

Inside the home, the previous fixes were removed

to show the water damage that had been happening

for years.

The solution to the problem was to tear out all the ceiling plaster to access the roof components. The ceiling joists were over spanned, so extra joists were sistered. The existing crown moulding was also removed.

With the old roofing torn off and the rot at the

bottom of the door unit removed,

the exterior repair can now be started.

Ice and water sheild is rolled over the top and

extended under the door sill.

Inside, the R-30 fiberglass insulation and reflective foam board can now be installed for a huge improvement to the R value, followed by new drywall and crown moulding. drywall and crown

The new drywall on the ceiling is

finished and painted smooth as

glass. Fresh paint is applied on

the walls and new crown.

The flat roof was covered with a 15 year membrane. The side lights were rebuilt and flashed correctly. A new screen door was added to complete the renovation. No more leaks!
